Preparing Your Wausau Rental Property for Wisconsin Winter

Heating, pipes, snow and ice, drafts, detectors, and tenant communication — a practical fall checklist to get a Central Wisconsin rental ready before the cold arrives.

7 min read

Central Wisconsin winters are long, cold, and hard on buildings. A few hours of preparation in the fall prevents some of the most expensive and disruptive problems a rental can face — frozen pipes, no-heat calls, and ice-related injuries. This checklist helps Wausau-area landlords and renters get a property ready before the first hard freeze.

Service the heating system

  • Have the furnace or boiler inspected and serviced before the cold sets in.
  • Replace the furnace filter and keep spares on hand for the season.
  • Confirm any gas appliances are venting properly.
  • Test the heat early — do not wait for the first freezing night to find a problem.

Protect the pipes

  • Insulate pipes in unheated areas like basements, crawl spaces, and garages.
  • Seal drafts near plumbing so cold air cannot reach vulnerable lines.
  • Know where the main water shutoff is in case a pipe ever freezes or bursts.
  • Disconnect and drain exterior hoses and shut off outdoor spigots.

Plan for snow and ice

  • Confirm who is responsible for snow removal and clarify it in writing.
  • Stock salt or ice melt before the first storm, not during it.
  • Keep walkways, steps, and driveways clear to reduce slip hazards.

Inspect the exterior

  • Clear gutters and confirm downspouts drain away from the foundation.
  • Look for roof or flashing issues that could lead to leaks or ice dams.
  • Check that grading still directs water away from the building.

Seal entryways, windows, and drafts

  • Add or replace weatherstripping on doors and windows.
  • Caulk gaps where cold air sneaks in around frames and fixtures.
  • Make sure storm windows and doors are in place and functioning.

Test smoke and carbon monoxide detectors

Heating season is exactly when working detectors matter most. Test every smoke and carbon monoxide detector and replace batteries or units as needed.

Confirm current requirements

Detector and safety rules can change and may vary by municipality. Confirm the current requirements for your property with an official local source. This is general guidance, not legal or technical advice.

Communicate with tenants

  • Share simple winter tips: keep the heat on, let faucets drip in extreme cold, and report problems early.
  • Explain who to call for a routine issue versus an after-hours emergency.
  • Confirm tenants know where the water shutoff and breaker panel are located.

Set clear emergency contact procedures

Before the season starts, make sure everyone knows the plan for a no-heat night or a burst pipe. A tenant who knows exactly who to call — and a landlord who is reachable — turns a potential disaster into a manageable repair.
