What we generally look for
Household income generally at least 3× the monthly rent
Combined gross income from all applicants is typically compared against the monthly rent.
Credit score guideline of 600+
Credit is one of several factors reviewed and may vary by property.
No prior evictions
Eviction history is reviewed in accordance with applicable law.
Positive rental history
Previous landlord references may be contacted.
Positive employment history
Proof of income and employment verification may be requested.
$25 application fee
The application fee is paid securely through AppFolio.

Gather these before you apply. You upload them securely within AppFolio.
- Government-issued photo ID
- Proof of income (recent pay stubs, offer letter, or benefit statements)
- Employer information
- Rental history
- Previous-landlord contact information
- Vehicle information, if requested
